The Trouble Spots

Every transition on a roof requires a different flashing detail. Water behaves differently around a chimney than it does in a valley or along a sidewall, so each location demands sheet metal that is fabricated for that specific purpose.

Chimneys

A properly flashed chimney uses step flashing, not a single wrapped piece of metal.

Step flashing consists of a series of individual metal pieces that overlap each other, with each piece directing water onto the one below it. A separate counterflashing is cut into the masonry and covers the top edge of the step flashing, preventing water from getting behind it.

Larger chimneys also require a cricket (saddle) on the uphill side to split the flow of water and prevent pooling behind the chimney.

Roof-To-Wall And Sidewalls

Where a roof meets a vertical wall, flashing must redirect water away from the wall and back onto the roof surface. Properly fabricated roof-to-wall and sidewall flashings are mechanically integrated into the standing seam system instead of depending on exposed sealant.

Valleys

Roof valleys carry more water than any other part of the roof. Custom valley flashing controls that concentrated flow and keeps water moving safely off the roof without allowing it beneath the panels.

Skylights And Plumbing Vents

Every roof penetration interrupts the roofing system. Custom flashing is fabricated for each skylight and vent so water is directed around the opening rather than underneath it.

Eaves And Rakes

The roof perimeter completes the waterproofing system. Hand-fabricated eave and rake flashings, working together with continuous cleats and hemmed panel edges, create durable roof edges while directing runoff into the gutter system.

How Flashing And Ice & Water Shield Work Together

Flashing and ice-and-water shield serve different purposes, but they are designed to work as one waterproofing system. The flashing sheds water back onto the roof surface, while the ice-and-water shield provides a secondary waterproof layer beneath the flashing in the areas most exposed to water.

The flashing is the first line of defense.

Its shape, overlaps, hems, and mechanical connections direct water safely around chimneys, valleys, skylights, roof-to-wall transitions, and other roof details.

Beneath those critical areas, a high-temperature self-adhered ice-and-water membrane provides backup protection if wind-driven rain ever gets past the flashing.

Neither system replaces the other.

Together, they create a layered waterproofing system that protects the roof where leaks are most likely to occur.

Hemming means we fold the raw edge of the metal back under itself, which stiffens the flashing and creates a clean lip that sheds water instead of wicking it. It is the difference between a flashing that lasts decades and one that fails.

Where a metal roof meets a wall, we install formed metal flashing that runs up under the wall covering and down onto the roof panels, so water is carried over the panel surface and away. On a long wall we use step or continuous flashing tucked behind the siding or stucco, never a bead of caulk on top. Roof-to-wall joints are one of the most common leak points, so we form them by hand to fit exactly.

Around a chimney or skylight, we wrap the opening with custom-formed metal flashing on all four sides, including a back pan that diverts water around the high side so nothing pools behind it. Each piece is cut and hemmed to fit that specific chimney or skylight, then sealed under the panels rather than caulked on top. These openings leak on ordinary roofs, so we flash them like the critical detail they are.

A drip edge is the metal flashing along the eaves and rakes that guides runoff off the roof and into the gutter, instead of letting it curl back under the panels and rot the deck or fascia. Yes, a metal roof needs it: the drip edge protects the most exposed edge of the roof and gives it a clean, finished line. We form ours from matching metal so it blends into the roof.

Most roof leaks start at the flashing because the flat field of a standing seam panel sheds water easily, but every valley, wall, chimney, and edge interrupts that flow and forces water to change direction. Wherever water is redirected, a poorly formed or caulk-dependent flashing eventually lets it through.
