Commercial Metal Roof Repair
A leaking commercial standing seam metal roof usually does not need to be torn off. Most leaks begin at the details, not the roof panels themselves, and a structurally sound roof with an aging finish can often be restored instead of replaced.
We provide commercial metal roof repair, restoration, and maintenance for standing seam metal roofs throughout Los Angeles, Orange, Ventura, and Riverside counties. We also service commercial standing seam roofs that were installed by other contractors.
Our repair approach starts with finding the actual source of the problem. We inspect the seams, flashings, curbs, penetrations, coping, and other critical details before recommending the right solution. When the roof structure is still sound, targeted repairs or a professional restoration can extend its service life without the expense of a complete replacement.
Until 2026, we worked exclusively for other roofing companies and general contractors. Today, you can hire the contractor they hire and skip the markup. We come out, inspect the roof to find the true source of the problem, and give you a repair quote, with no salesperson and no pressure. We accommodate emergencies.

Why Is My Commercial Metal Roof Leaking?
Most commercial standing seam roof leaks start at the roof's details, not the panels themselves. Seams, flashings, curbs, penetrations, and coping are where water usually finds its way into the building.
Standing seam metal panels are designed to shed water efficiently. When a leak develops, the cause is far more likely to be a failed flashing, an aging seal at a penetration, movement around a curb, an open seam, or another transition point where multiple components come together.
That distinction matters because most of these problems can be repaired without replacing the entire roof. Finding the true source of the leak is the first step toward the right repair.
Our inspection follows the path of the water instead of simply looking for the stain inside the building. We examine the standing seams, roof penetrations, mechanical curbs, coping, and flashing details to identify where water is entering and how it is traveling through the roof assembly.
Many leaks appear far from where they actually begin. By locating the source instead of treating the symptom, we make repairs that solve the problem rather than temporarily covering it up.
If the repair involves flashing or coping, learn more about how these components protect a commercial standing seam roof on our Commercial Flashing & Weatherproofing page.

What Repairs Do You Make on a Commercial Metal Roof?
We make the full range of commercial standing seam repairs, from sealing a single leak to replacing a damaged section of panels. Most repairs address the roof's details rather than the panels themselves.
Our repair work includes commercial metal roof leak repair, seam repair, flashing repair, curb repair, penetration repair, and coping repair. We also replace panels or roof sections damaged by storm, impact, or corrosion. When replacement panels or flashings are needed, our C-43 sheet metal crew forms them on site so they match the existing standing seam roof.

Can an Aging Commercial Metal Roof Be Restored Instead of Replaced?
A structurally sound commercial standing seam roof can often be restored instead of replaced. If the metal is still sound and only the finish is aging, a professional PVDF recoat can add roughly 15 to 20 years of service life.
The decision comes down to the condition of the metal, not its appearance. If the panels are structurally sound but the finish has faded or begun chalking, we restore the roof. If the metal is rusting through or failing, replacement is the right solution.
A factory Kynar (PVDF) finish cannot simply be painted over. Its surface is designed to resist adhesion, so restoration requires a specialized process to create a durable bond.
Our restoration process begins by degreasing and pressure-washing the roof. We then mechanically scuff the existing finish to create tooth, apply a bonding primer, and finish the roof with a field-applied air-dry PVDF coating that closely matches the factory finish's UV and fade resistance.
When the roof has reached the point where restoration is no longer appropriate, a new commercial standing seam metal roof is the right answer. Do You Repair Roofs You Did Not Install?
We repair commercial standing seam metal roofs regardless of who originally installed them. If it is a standing seam system, we can inspect it, diagnose the problem, and repair it.
Building owners and property managers often inherit an existing roof after purchasing a property or changing contractors. The original installer does not have to perform future repairs. We evaluate the roof as it exists today and recommend the repair that matches its current condition.
We work on standing seam metal roofs only, with a minimum slope of 3 in 12. We do not repair exposed-fastener, screw-down, corrugated, or flat membrane roofing systems such as TPO, EPDM, or BUR because they require different repair methods and materials.
Whether we installed the roof or another contractor did, our job is the same: identify the true source of the problem, make the correct repair, and return your standing seam roof to reliable service.
Do You Offer Maintenance and Inspection Programs?
Recurring maintenance and scheduled inspections catch small problems before they become leaks. A commercial standing seam roof stays in service longer when developing issues are corrected early instead of after water reaches the building interior.
We provide commercial metal roof maintenance and commercial metal roof inspection programs for building owners, facility managers, property managers, and general contractors responsible for multiple properties. Inspections focus on the areas most likely to develop problems, including seams, flashings, curbs, penetrations, coping, and other weatherproofing details.
Preventive maintenance allows us to identify worn sealants, loose components, developing corrosion, and minor storm damage while repairs are still straightforward. Addressing these issues early helps avoid larger repairs and minimizes disruption to your building and operations.
Every inspection ends with practical recommendations based on the roof's current condition. Some roofs only need routine maintenance, others need targeted repairs, and some are approaching the point where restoration or replacement should be planned.
