Commercial Metal Roof Warranty & Maintenance
A commercial roof is only as strong as the company standing behind it. We back the roofs we install and the repairs we make, and we keep roofs in service with maintenance built around the building. Here is exactly how the coverage works.

What Warranty Comes With a Commercial Metal Roof We Install?
Every commercial standing seam metal roof we install includes an 8-year workmanship warranty that begins on the installation date. It covers our installation and workmanship, so if a covered issue develops, we come back and correct it.
Our workmanship warranty protects the quality of the installation itself. If a covered problem appears during the warranty period, we repair it without resetting the warranty clock.
For example, if a covered workmanship issue appears in year 6, we come out and make the repair. The roof then continues with the approximately 2 years of workmanship warranty remaining. The repair does not start a new 8-year warranty period.
In addition to our workmanship warranty, the metal panels and factory PVDF finish carry the manufacturer's own warranty through Taylor Metals or Sheffield Metals. Those manufacturer warranties are separate from our workmanship coverage and apply to the materials themselves. For more about manufacturer standards, finishes, and mill certifications, see our manufacturer standards page.
If you would like a detailed explanation of how workmanship warranties differ from manufacturer coverage, see our Metal Roof Warranty Guide.

Do You Warranty Repairs on a Roof You Did Not Install?
Repairs we make on a commercial standing seam roof that we did not install carry a 1-year warranty on the repair work we performed. The warranty applies to our repair, not to the entire roof.
Many building owners purchase properties with an existing standing seam roof or inherit one from a previous contractor. We inspect the roof, identify the source of the problem, and repair the affected area regardless of who originally installed the system.
Our 1-year repair workmanship warranty covers the specific repair we completed. If we repair a flashing, seam, penetration, curb, coping, or replace a damaged panel, that repair is backed for one year from the date the work is completed.
We service any commercial standing seam metal roof with a slope of 3 in 12 or steeper. We do not repair exposed-fastener, screw-down, corrugated, or flat membrane roofing systems because they require different materials and repair methods.
If your roof needs more than a repair, including restoration or recoating, learn more on our Commercial Metal Roof Repair page.

What Is Included in a Commercial Roof Maintenance Program?
A commercial roof maintenance program is built around your building, not a fixed package. We set the inspection schedule and preventive maintenance according to your roof's age, size, and how much a leak would disrupt your operation.
There are no preset service tiers or one-size-fits-all plans. A distribution warehouse, office building, retail center, and manufacturing facility all have different roofing demands, so their maintenance schedules should reflect those differences.
During scheduled visits, we inspect the standing seams, flashings, curbs, penetrations, coping, sealants, and other weatherproofing details that are most likely to develop problems over time. Small issues are identified and corrected before they become active leaks.
Our maintenance programs are available for building owners, facility managers, property managers, and general contractors responsible for one property or an entire portfolio. We tailor the inspection frequency and preventive work to the building instead of forcing it into a standard package.
Regular maintenance also creates a documented service history, making it easier to track the roof's condition and plan future repairs or restoration based on actual observations rather than emergency failures.

How Does Ongoing Maintenance Protect Your Roof?
Ongoing maintenance protects a commercial standing seam roof by finding small problems before they become leaks. Correcting minor issues early keeps the roof in service longer and helps avoid larger repairs that interrupt your operation.
Standing seam roofs expand and contract with temperature changes throughout the year. Over time, sealants age, flashings shift, and other weatherproofing details experience normal wear. Regular inspections identify these conditions before water enters the building.
Preventive maintenance also gives you a clear picture of the roof's condition over time. Instead of reacting to emergency leaks, you can schedule repairs, restoration, or future replacement based on planned inspections and documented findings.
A maintenance program is not about performing unnecessary work. It is about addressing the right issues at the right time so your roof continues protecting the building as intended.
If your inspection identifies repairs or restoration that should be completed, learn more about those services on our Commercial Metal Roof Repair page.
