Our published price is all-inclusive. For a normal single-layer roof it covers:

  • Tear-off and haul-away of the old roof
  • Fire-resistant Polyglass XFR underlayment and ice-and-water shield

What Changes the Price

Most of what moves the price is the roof itself, not your zip code:

  • 22-gauge steel (heavier than the standard 24-gauge) adds about $2 per square foot.
  • Premium colors or finishes add about $2 per square foot.
  • Roof complexity (pitch, height, valleys, hips, chimneys, access) drives labor.
  • Replacing the roof deck, if it is rotted or not to code. The deck is hidden until the old roof is torn off, so this is the one cost no roofer can quote up front; we show it to you before doing any deck work.
  • Removing multiple layers of existing roofing (extra tear-off and haul-off).
  • Not your county. Base pricing is the same in Los Angeles, Orange, Ventura, and Riverside.

Over time metal costs less: tile needs ongoing upkeep as tiles crack and slip and its felt underlayment eventually fails, while metal has almost no maintenance and no pieces to fail. Permits, the Roof Deck, and Rebates

A re-roof requires a building permit; fees vary by city but most run around $700, and we pull it and handle inspections.
